- Pull the license on the state license lookup and confirm the name matches the contract.
- Ask for a certificate of insurance sent to you directly by the insurance agent.
- Ask for a line-item quote, not a lump sum with allowances underneath.
- Ask who pulls the permit and whose license it goes under. If the answer is you, walk.
- Ask what the payment schedule is tied to. It should follow visible milestones.
- Ask what happens if the excavation hits water or bad soil, and get the answer in writing.
