From our Jacksonville office, St. Johns and the CR 210 corridor are 25 to 35 minutes south by I-95 or SR 9B, depending on the time of day.
What the homes and lots are like in St. Johns
Durbin Crossing, Aberdeen, RiverTown, Shearwater, Beachwalk, and SilverLeaf were built from the mid 2000s forward, and St. Johns Forest a bit earlier, on a shared builder playbook: slab on grade, a short covered lanai stub, and a fenced rectangle of sod behind it. Almost none came with a pool, so adding one means working inside a footprint sized for a patio set, not a pool.
Rear setbacks on a typical production lot run narrower than owners expect, and the back line is often a recorded drainage easement or CDD pond bank rather than usable yard. We survey the plat before designing, because the pool, equipment pad, and cage all have to fit the buildable pocket, not the fence line. The existing lanai roof usually has to take the new cage, too, rather than the cage standing alone.
Who permits a pool in St. Johns?
Pool permits along CR 210 and the 9B corridor come from St. Johns County Building Services, not the City of Jacksonville. Bartram Springs and Bartram Park, just north of Race Track Road, are Duval County and permit through Jacksonville. A pool permit here follows the standard sequence: pre-gunite steel and bonding, deck bond and plumbing pressure test, electrical, a barrier or safety final, and the last inspection before filling.
Every community on this corridor runs an HOA architectural review committee, and pools get the most scrutiny on their list. Durbin Crossing, Aberdeen, RiverTown, Shearwater, Beachwalk, and SilverLeaf all require ARC approval of shape, deck material, cage color, and equipment pad location before the county sees the application, and the county notifies a registered HOA automatically when an exterior permit is filed. We prepare the ARC packet and the county application together so the two do not conflict.
A screen enclosure is its own permit, with signed and sealed engineering for the site wind speed and Florida Product Approval for the aluminum system. Where the enclosure ties into an existing builder lanai, the engineering has to account for that load path, not just a stand-alone cage.

What else to know about building here
St. Johns County has one of the highest seasonal water tables in the service area. Excavation for a gunite shell often needs well points or a sump to dewater the hole, and the plan should include a hydrostatic relief valve so an empty or draining pool cannot float or crack under groundwater pressure. Fiberglass shells carry the same float risk if drained while the water table is up.
Durbin Creek, Trout Creek, and the ponds many communities are built around mean some rear lots carry a FEMA Zone AE designation even when the house sits well above grade. A pool on one of those lots goes through county floodplain review, which can issue a determination for the parcel before we design.
