Most Nocatee homes were sold without a pool, and HN Pool Construction designs gunite and fiberglass pools, spas, and screen enclosures across the villages, from Crosswater and Twenty Mile to Del Webb Ponte Vedra and Coastal Oaks. Nocatee is about 35 to 45 minutes from our Jacksonville office down US 1 or Philips Highway to Nocatee Parkway, with Crosswater and Seabrook at the far end of the drive.
What the homes and lots are like in Nocatee
Nocatee is a master-planned community that started delivering homes in 2006 and has kept building since, so nearly every lot is a standard production size with a standard rear setback rather than the wide, irregular lots of an older neighborhood. Toll Brothers built the gated estate homes in Coastal Oaks. David Weekley, ICI Homes, and Providence built much of Twenty Mile and sub-villages like Willowcove and Kettering. Del Webb Ponte Vedra is the 55-plus village of villas; Austin Park, Greenleaf, and Seabrook round out the rest.
Almost every builder-delivered house came with a covered lanai about eight to ten feet deep, but no pool. That is the project we see over and over: a homeowner who skipped the pool at the design center and now wants one tied into the existing lanai roof. A standard rear setback plus a drainage easement or preserve buffer along the back fence, common on many lots, leaves a fixed strip to work with, and it is the first thing we measure.
Who permits a pool in Nocatee?
Two approvals, in order, for every Nocatee pool. First is your village Homeowners Association Architectural Review Board. Manuals across Crosswater, Twenty Mile, and the other villages require approval before work starts on any exterior improvement, including a pool, spa, or screen enclosure, and most require the enclosure or fence to meet St. Johns County pool safety code. Manuals commonly cap enclosure height, specify an approved frame and screen color, and restrict what shows above the fence line or from the street.
Second is the building permit. Nearly all of Nocatee is unincorporated St. Johns County, so that means St. Johns County Building Services through the county online portal, starting with a clearance sheet. The county notifies registered associations automatically when a permit is filed, so a pool submitted without ARB approval in hand tends to stall. A small slice of Nocatee, including Brookwood, Cypress Trails, and Artisan Lakes, sits inside Jacksonville city limits instead, and those pools go through the City of Jacksonville Building Inspection Division on a different portal.
The Tolomato Community Development District does not review pool plans. It finances and maintains the roads, parks, and amenity centers, and its assessment shows up on the tax bill, but where it touches a pool project is at the lot line, since drainage easements and CDD-owned preserve tracts behind many lots limit how far a pool or cage can push toward the back fence.

What else to know about building here
Nocatee runs from Intracoastal marsh on the east to pine flatwoods on the west. Twenty Mile and Coastal Oaks back up to marsh and tidal creek, with a water table high enough that gunite excavation there often needs dewatering, and every shell gets a hydrostatic relief valve. Inland villages like Crosswater and Greenleaf sit on heavier clay with slower drainage, part of why the ARB and the county both ask where a pool deck will shed stormwater. Every screen enclosure gets engineered for the local wind zone with a Florida Product Approval.
