What the homes and lots are like in Ponte Vedra Beach

The gate tells you the decade here. Sawgrass Country Club and Sawgrass Players Club built out mainly in the late 1970s through the 1990s. Marsh Landing followed through the late 1980s and 1990s, and the Plantation at Ponte Vedra Beach filled in through the 1990s and 2000s. Most of these homes came with a builder pool of that era, a rectangular gunite shell with a simple screen cage, and many are now old enough that the shell, finish, and cage frame are due for a remodel rather than a repair.

Old Ponte Vedra is different, with housing from 1950s ranches to full rebuilds from the last decade, and oceanfront lots there sit on the dune, seaward of the state control line in many cases. Marsh-side lots in Marsh Landing sit at a different water table, with wetland buffers along the property edge.

Who permits a pool in Ponte Vedra Beach?

There is no City of Ponte Vedra Beach. Pool permits come from St. Johns County Building Services, filed through the county online portal, and a clearance sheet has to be issued before the permit application is accepted. The county notifies registered homeowners associations automatically when a permit is filed on a lot inside their boundaries, so filing before ARC approval creates a problem fast.

ARC review is the real schedule driver for a pool here. Marsh Landing reviews every exterior change, including a new pool, spa, or cage, and wants material samples and equipment placement before it signs off. Sawgrass Players Club routes applications through a committee coordinated by Marsh Landing Management, with some sub-associations reviewing first. Expect a month or two for approval, with specific rules on cage frame color and where equipment can sit relative to the fairway or the marsh view.

Oceanfront lots carry a second layer: a pool built seaward of the Coastal Construction Control Line needs a Florida Department of Environmental Protection permit, and the immediate coast sits in a VE flood zone where equipment pads often have to be raised. Marsh-side lots face their own flood zone and wetland setback instead.

Ponte Vedra Beach splits into an ocean side and a marsh side, and pools get engineered differently on each. Oceanfront lots deal with the control line, VE flood rules, and the strongest wind exposure in the county, which pushes toward a fully engineered cage with product-approved aluminum and 316 stainless hardware. Marsh-side lots face a high water table and wetland buffers, which is its own reason to dewater the excavation and fit a hydrostatic relief valve before the shell goes in.
