From our Jacksonville office, Jacksonville Beach is about 25 to 35 minutes east on Beach Boulevard or Butler, longer on summer weekends when traffic backs up at the Intracoastal bridge.
What the homes and lots are like in Jacksonville Beach
Jacksonville Beach sits on a narrow street grid of 50 by 100 foot lots, a layout that predates the city dropping its old name, Pablo Beach. In Pablo Beach South, Oceanside Park, and Ocean Terrace, block ranches from the 1950s through the 1970s sit low to the ground with a backyard that has to hold the pool, the deck, and whatever setback is left. That is the lot we design for most here: a plunge pool or a small cocktail pool sized to what remains after the house and the fence line.
East of 3rd Street, rebuilds since the 2000s sit up on a foundation over a garage, so a pool goes in below an occupied living level. Streets there are narrow, so a fiberglass shell set by crane over the roofline is often faster than a gunite pour with a pump truck parked for days. West toward the Intracoastal, Isle of Palms is canal-front property where a pool competes with a dock for the same narrow side yard.
Who permits a pool in Jacksonville Beach?
The City of Jacksonville Beach runs its own Building Inspection Division. A pool permit here means separate electrical and, where a heater is involved, gas sub-permits, with an inspection sequence from pre-gunite steel through a barrier or safety final. The city limits construction to 8 AM to 6 PM Monday through Saturday with no Sunday work, which matters for a gunite pour more than most projects.
Much of the land east of 1st Street sits inside the state Coastal Construction Control Line or in a VE or AE flood zone. A pool or deck built seaward of the line needs a Florida Department of Environmental Protection permit on top of the city permit, and equipment pads on VE lots often sit on a raised pad above the flood elevation. Under Florida law a new pool also needs one approved safety feature before final inspection; most homeowners here choose a screen enclosure with self-closing, self-latching doors, which doubles as the code barrier and keeps sand out.

What else to know about building here
Salt air is the material problem here. Standard galvanized hardware bleeds rust within a couple of seasons this close to the ocean, so we spec 316 stainless for handrails and cage fasteners near the water, and marine grade coated aluminum for the enclosure frame. The high water table also means excavation often needs dewatering, and every pool gets a hydrostatic relief valve so groundwater cannot push an empty shell out of the ground. A fiberglass shell left drained can float the same way, so we never leave one empty overnight once it is set.
